Who you are contracting with

V-Stage is Preston Kryski, a sole proprietor operating as V-Stage, based in Kelowna, BC. It is not an incorporated company and has no storefront. In these terms “we” and “V-Stage” mean that business, and “you” means the person or brokerage placing the order.

What the service is

We add furniture and décor to photographs of rooms so someone can read scale and layout. Staging adds furnishings only: walls, windows, doors, fixtures, built-ins and the camera framing should not change, and anything that does is a fault rather than the service working as intended. What you get back is a picture of your room with furniture in it, not a different room.

That is deliberately “should not” rather than “does not”, and the difference comes with a check you can make yourself: the untouched original travels with every staged image, so you can hold the two side by side. Send back anything that differs and we redo it at no charge.

What a staged image is, and what we warrant

A staged image is an illustration, not a statement of fact. The furniture, décor and finishes in it are our judgement about how a room could be used. Nothing shown is included in the sale or the tenancy, nothing shown is warranted to exist, and any dimension, clearance or sightline a staged image implies is illustrative rather than measured. Anyone relying on the size or the layout of a room should rely on the original photograph, the measurements and the property itself, all of which travel with the staged image.

Images are produced with generative software and reviewed by a person before they are sent. That review looks for the things that carry consequences: that the room is your room, that the label is in place, that the original is attached, and that the architecture reads as it was photographed. It is not a warranty of technical perfection. Generated imagery carries cosmetic imperfections, such as a soft edge, an imprecise reflection, a shadow that falls a little wrong, or a texture that does not hold up at full magnification. Imperfections of that kind are a characteristic of the medium rather than a failure of the service, and an image that has one has still been delivered.

So, except where these terms say otherwise, staged images are supplied as they are. We do not warrant that an image will be free of imperfection, that it will match a particular taste or design expectation, or that it is fit for any purpose other than marketing the property it was made for. All other warranties, conditions and representations, whether express or implied, are excluded as far as the law allows.

What you do get is a fix. Where an image is wrong, including where it does not match the original room, tell us and we revise it at no charge; where a revision cannot put it right, that image is refunded. Those remedies, set out in full on the refunds page, are your only remedies in respect of the images themselves.

Orders, quotes and price

We confirm scope, timing, and price before production starts. Pricing is per listing: C$100 covers up to 10 staged images. A room whose furniture has to be cleared before it can be staged is C$25, charged once per room regardless of how many angles of that room are staged. Images beyond 10 are C$25 each. Prices are in CAD and exclude any taxes that apply. If you are paying from outside Canada, your card issuer converts the amount and sets the rate, and any foreign-transaction fee is theirs, not ours.

Payment

You can pay by card up front using the price calculator, or ask for a manual invoice. Card charges appear as VSTAGEHQ.COM. Card details go directly to Stripe; we never see them.

A payment made from the calculator is based on the image and room counts you selected. Scope is confirmed when your photos arrive, and the photos decide the final price: if more rooms need their furniture cleared, or the image count differs, the difference is invoiced or refunded before any work starts. Nothing is produced until the confirmed scope and the amount paid agree. Full refund terms are on the refunds page, and they form part of these terms.

Turnaround

We aim to deliver by the next business day once scope is confirmed and payment is settled. That is a target, not a guarantee: a large listing, an unusual room, or an outage at one of the services we depend on can take longer. If a deadline is critical to you, say so before you order and we will tell you honestly whether we can meet it.

Revisions

Revisions are free for practical changes to realism, placement, style direction, or missed instructions. Additional images, a completely different design direction, or work outside the confirmed scope may require a new quote.

Your photos, and what you are promising us

You keep ownership of the photos you send. By sending them you confirm that you own them or have the rights to have them edited — photographers usually license listing photos rather than transferring them, so check your agreement if you are not sure — and that you have any permission needed from the property owner or occupants. You give us permission to process those photos for your order, using the services named on the privacy page.

Once your order is paid, the staged images are yours to use for marketing that listing and your own business. We do not publish your photos anywhere without your written permission. Every example on this site is V-Stage’s own demonstration image or is published with the owner’s written permission.

Disclosure, and what stays your responsibility

Finished staged images carry a visible Virtually Staged label, the original photo travels with every staged one, and a disclosure note is included in the delivery. That is deliberate. Real estate advertising rules generally require a staged image to be disclosed, and the exact rule is your jurisdiction’s — your regulator, your board, your MLS. Rather than track every one of them, we label every image and include the original, so the disclosure is already made whatever your rule turns out to say.

As a worked example, in British Columbia, where V-Stage is based, the BC Financial Services Authority’s Artificial Intelligence Guideline of February 22, 2024 addresses this service by name. It tells licensees that “While it may be okay to use an AI tool to virtually stage a house, you should label photos or videos that have been altered and enhanced so you do not mislead a potential buyer.” Note the verb: the guideline says licensees should label an altered photo. What they may not do is publish advertising that is false or misleading, which is a separate rule. We quote it that way round because misquoting a regulator in our own favour would be its own kind of misleading advertising.

That guideline binds licensees rather than us, and British Columbia’s wording is not necessarily yours. Nothing here says V-Stage is approved, endorsed or certified by any regulator, because it is not. What it says is that the label, the original and the disclosure note are already in the box, so meeting your own rule does not cost you an extra step.

Using the images is still your call, and your obligations remain yours: your brokerage, board, MLS, advertising, and legal requirements are yours to meet, and removing the label or publishing a staged image without disclosure is on you, not us.

What we do not promise

Staging is a marketing tool. We do not promise that it will sell a property, sell it faster, or sell it for more. Nothing on this site should be read as that promise.

Limitation of liability

If something goes wrong with an order, the most we are responsible for is what you paid for that order — as a refund, as the work redone, or both. We are not responsible for indirect or consequential losses: a sale that did not happen, a price that was not reached, lost profit, or a complaint arising from how the images were used after delivery.

Nothing here limits anything that cannot be limited by law, including any consumer protection rights you have where you live.

Refusing or ending work

We may decline an order — for example where the photos are not ours to edit, where the request would require altering the property rather than furnishing it, or where the work would breach disclosure rules. If we decline after you have paid, you are refunded in full.

Changes to these terms

These terms may change. The version in force for your order is the one published on the day you placed it, and the date at the top of this page is when it last changed.

Governing law

These terms are governed by the laws of British Columbia, Canada, and the courts of British Columbia have jurisdiction over any dispute arising from them.
