The occupied listing
Dated furniture dates the house, and you can’t stage around someone’s belongings. Empty rooms have the opposite problem and photograph cold. Either way the buyer reads the furniture instead of the property, and the seller starts asking why it hasn’t sold.
All three are the same fix, and nobody books a moving day. What’s in the room comes out digitally, the room is furnished from scratch, and the sellers never move a thing.

One low flat rate covers up to 10 staged images, local service, and next-business-day turnaround. The only thing that adds to it is a room the furniture has to come out of first, and your quote is confirmed before any work begins.

On a whole listing, at least 40% less than every full-service provider we compared. Per single image they’re cheaper — the flat rate only pays off once you’re staging the listing.
Compared 2026-08-20 on a seven-image listing, against each provider’s own published rate: Styldod, VirtualStaging.com, BoxBrownie, Bella Virtual and Lightbound 3D. USD converted at 1.3871. Fully automated AI staging tools are not included — this compares services where a person does and checks the work. Lightbound publishes a five-photo package; its figure is that rate extended to seven.
One price for the listing. The only thing that adds to it is a room we have to clear the furniture out of first. Kitchens and bathrooms are staged too, with light decor only. Exteriors, hallways, and detail shots aren’t.

The practical details: what to send, how pricing works, what is included, and where the agent remains responsible.
One photo or a Google Drive folder link. Empty or furnished rooms both work, and any standard format is fine — JPEG, PNG, HEIC or WebP. Include the listing address or area, how many final images you want, a preferred style if you have one, and your timing. I’ll tell you if a photo is too low-quality to stage well.
