Occupied & furnished

Works on furnished rooms too.

If the listing has dated furniture, personal clutter, or a style that doesn't photograph well, we can remove it digitally and re-stage from scratch. The existing furniture is cleared, a fresh scheme is generated to fit the room, and the original photo always travels with the staged version.

  • Existing furniture digitally removed
  • Re-staged with fresh, market-ready décor
  • Original photo included for disclosure
  • You confirm condition of any surfaces hidden by furniture

How it works

Three steps. No staging software to learn.

V-Stage is a managed service: send the photos, confirm the scope, and receive a reviewed delivery package.

Step 1

Send your photos

Create a Google Drive folder and share the link, or upload one photo directly. Empty or furnished rooms both work. Include the listing address and any style notes.

Step 2

V-Stage stages and reviews

We stage each room, run quality and compliance checks, and a real person reviews before anything reaches you. Anything uncertain gets held.

Step 3

Receive the delivery set

You get the original photos, staged images with Virtually Staged labels, and disclosure note in one package.

Why realtors use it

The listing preparation tool you can actually hand off.

A listing that photographs flat sits longer, and the seller starts asking why. Virtual staging gives buyers a room they can read on the first scroll, without you touching furniture logistics or staging software.

Help buyers picture the space

An empty room photographs cold, and buyers scrolling listings can't picture living there, so the strongest ones keep scrolling. Staging gives the room scale and purpose in the first photo. For furnished listings, dated furniture is digitally replaced with a scheme that photographs better.

Skip the staging software

Send the photos and notes. V-Stage handles the staging direction, review, file naming, and delivery package.

Look prepared for the seller

A staged sample gives the listing conversation a concrete visual instead of another vague marketing promise.

Fast enough for live listings

Send one listing photo and get it staged free, same-day when possible. Like what you see? Quote the rest before anything begins.

Best use cases

When virtual staging earns its keep.

Not every photo needs it — but in these situations, staging is the fastest way to help buyers see the home's potential on the first scroll.

Empty & vacant rooms

Bare rooms are hard to read — buyers struggle to judge scale or picture living there. Staging gives the space instant purpose, and furnished photos pull more clicks than empty ones.

Dated or worn furniture

Old, mismatched, or heavily personal furniture dates a home and distracts from the room itself. We digitally replace it with clean, current pieces that photograph better and appeal to more buyers.

Occupied, lived-in homes

You can't physically stage around a seller's belongings, and lived-in rooms rarely photograph move-in-ready. We re-stage digitally — no moving day, no disruption — while the sellers stay put.

New builds & spec homes

A brand-new empty home is spotless but characterless. Staging adds warmth and a lifestyle so buyers connect with it emotionally instead of walking through a blank shell.

Awkward or hard-to-read spaces

Odd-shaped rooms, bonus and flex spaces, and open-concept zones leave buyers guessing. Staging shows a practical layout so the function reads instantly — the dining nook, the home office, the reading corner.

Built for listing use

Furniture can change. The property should not.

The service adds or replaces movable furniture and decor. It does not alter the facts of the home. Architecture, built-ins, and condition stay exactly as they are, and the original photo always travels with the staged one.

Disclosure labels included

Every finished staged image includes a visible Virtually Staged label, and the original photos are kept with the delivery package.

Originals stay available

The unedited files are included for records, review, and any brokerage, board, or MLS requirements that apply.

Property facts stay accurate

Staging should not add, remove, or alter architecture, built-ins, views, visible damage, or neighbouring property.

You remain responsible for your own brokerage, board, MLS, and advertising rules wherever you list.

Who you're working with

You work directly with the person staging your listing.

V-Stage is me, Preston. I stage every room and review every image myself before it reaches you. Nothing ships to a queue or an overseas team, and if something looks off it gets held or redone. When you email or call, you reach the person doing the work.
