Furniture scaled to the room and lit to match the light that’s already there. If an image looks off, it gets held or redone before you see it.
“Am I allowed to use these?”
Every image carries a Virtually Staged label and the untouched original travels with it, which is what BC’s regulator tells licensees to do: BC Financial Services Authority’s Artificial Intelligence Guideline. Staging adds furniture and decor only; walls, windows, floors and fixtures are meant to stay as photographed, and anything that differs is redone. Your own board sets your rule.

The listing that sits is rarely the empty one.
It’s the one with the seller’s furniture still in it. You can’t stage around someone’s belongings, nobody is booking a moving day, and the photos go up looking like somebody lives there.
What’s in the room comes out digitally, the room is furnished from scratch, and the sellers never touch anything.

Four things people ask us in person
Yes. For furnished or occupied rooms we digitally remove the existing furniture and re-stage. Because that exposes flooring and walls the photo could not fully show, we check every re-staged image before it goes out, the surfaces shown are representative, the disclosure note says so, and the original photo always travels with it. We’ll ask you to confirm the condition of anything hidden by furniture.
Priced per listing rather than per image: C$100 covers up to 10 staged images, which is more than most listings need. Two things add to it. A room we have to clear the furniture out of first is C$25 for that room, charged once no matter how many angles of it you want, and images beyond 10 are C$25 each. Your first image is free, and the quote is confirmed before work begins.
The goal is photorealistic: furniture is scaled to the room, placed against the correct walls, and lit to match the existing natural light. We check every image before delivery, and if it looks off, it gets held or re-done.
