The hard one
The listing that sits is rarely the empty one.
It’s the one with the seller’s furniture still in it. You can’t stage around someone’s belongings, nobody is booking a moving day, and the photos go up looking like somebody lives there.
What’s in the room comes out digitally, the room is furnished from scratch, and the sellers never touch anything.

Four things people ask me in person
Yes. For furnished or occupied rooms we digitally remove the existing furniture and re-stage. Because that exposes flooring and walls the photo could not fully show, I check every re-staged image before it goes out, the surfaces shown are representative, the disclosure note says so, and the original photo always travels with it. I’ll ask you to confirm the condition of anything hidden by furniture.
